Mixed use & development

Mixed use development architects

Homes, shops, offices and public space on one site. We design the buildings and precincts that turn under-used land into neighbourhoods.

In short

JAM Architects designs mixed use developments and urban renewal precincts in Melbourne and Geelong. Work includes East Brunswick Village (900+ apartments, supermarket, offices and public space), Smith & Co in Collingwood, Hampton Quarter, Coppin Street in Richmond and The Mill master plan in Geelong.

Mixed use & development

From factory land to neighbourhood

Many of the projects we are proudest of started as sites nobody wanted: a car-parts factory in Footscray, an industrial yard in Brunswick East, a department store site in Collingwood. Mixed use development is how those sites become part of the city again.

At East Brunswick Village we are designing a whole neighbourhood for Banco Group around the idea of a 20-minute neighbourhood, where a supermarket, medical centre, gym, brewery and offices are a short walk from more than 900 homes.

We design the ground floor first, because that is where a mixed use building succeeds or fails: active frontages, laneways and plazas that bring people in, with the homes and workplaces above.

What we design

Precincts, buildings and renewal

Urban renewal precincts

Staged precincts such as East Brunswick Village and the Whitehall Street master plan in Footscray (280+ dwellings and 2,500 m² of commercial space).

Mixed use buildings

Retail and commercial podiums with apartments above, such as 149 Nicholson Street and Coppin Street, Richmond.

Heritage-led renewal

Adapting historic buildings for new uses, as at The Mill in Newtown and the former G.J. Coles site at Smith & Co.

Transit-oriented development

Hampton Quarter consolidates parcels and a car park along 225 m of rail corridor into four buildings.

Public realm

Plazas, laneways and links that connect a site to its neighbours, such as the mid-block link at Whitehall Street.

Staging and approvals

Master plans and staged planning approvals that let a large site be delivered over time.

Questions

Asked and answered

What is East Brunswick Village?

A staged mixed-use precinct of around three hectares on a former industrial site about 6 km from Melbourne's CBD, designed by JAM Architects for Banco Group, with over 900 apartments plus a supermarket, offices, medical clinic, gym and brewery.

Do you prepare master plans for large sites?

Yes. See Master Planning & Urban Design for The Mill, Whitehall Street and East Brunswick Village.

Can you handle staged planning approvals?

Yes. Large mixed use sites are usually approved and built in stages. We plan the staging with you and prepare the applications for each stage.

Do you work on mixed use projects in Geelong?

Yes. The Mill in Newtown is a mixed-use master plan for a 3-hectare heritage site led from our Geelong studio.
